Bulgarian Property Investment The Facts

Benefits and Cons on Bulgarian Property Investment

With residential property in the UK having reached a peak for the current future, investors have been desperately looking around for alternative locations with investment potential, and Bulgaria is tops on everyone s list. Many investors have already noticed that Bulgaria offers very good value for any money that is spent and it also has letting potential as a holiday destination.

The best investment opportunities in Bulgaria right now include the ski resort of Bansko and the Black Sea resorts of Varna and Bourgas. The capital Sofia is developing rapidly as a commercial Mecca as well, signalling that capital appreciation and rental yields should be very strong in the foreseeable future. Bulgaria saw property price increases of 35% in 2004 however the average yields on rental properties are still 8% to 12% thanks to the fact that most investors are buying in the Black Sea coastal resorts and 15% in ski areas. Some of them are investing in new developments instead.

For example, studio apartments in the Black Sea resort of Sunny Beach can cost the investor as little as 16,850. There are good opportunities out there for both city-centre buy-to-let properties and vacation homes that are also offering letting potential. Let it be known though, that despite promising returns, investors have to be wise to the risks that are potentially involved in buying in an emerging economy like this one.

Low prices attract the buyers who are looking for a quick-fix solution to pension problems, but as many agents as you can find will admit there is no guaranteed resale market in Bulgaria (or anywhere else for that matter) and little existing benchmark for measuring price increases other than more and more investors paying higher prices on a monthly basis. That is why long-term investment is recommended over instant returns.

There is, however a genuine demand for quality rental properties but written contracts with holiday companies are absolutely needed as a means of ensuring the buyer a guaranteed yield. Travel agents and tour agents who are no longer enjoying big mark-ups in Spain are looking for higher profit margins in Bulgaria and this does cause problems in the long-term future. High street travel agents and tour operators do have an amazing number of sun and ski holidays available in Bulgaria today and they are selling well, which goes well for future returns for quality locations and developments.

If you are really wondering what the benefits are to investing in Bulgarian Property; it is definitely the cost. The cons of course is that nothing in property investment is completely fail safe and therefore you need a regent in Bulgaria to act on your behalf and help you find a piece of property that will do exactly what you need it to.

Iraqi insurgency continues unabated, new hopes for a cabinet

Monday, April 25, 2005

Two car-rigged explosions in Baghdad killed 15 and injured nearly 40 people beside a Shiite Ahl al-Bait mosque Sunday. In Tikrit, 140km northeast of Baghdad, 6 were killed and nearly 26 injured in two suicide bombings. A car bomber drove into police assembled in an academy compound and detonated, then a second car bomber attacked a nearby army liaison office 20 minutes later.

In the Baghdad attack, the bombings took place in the western al-Shoulah district in front of an ice cream shop near the mosque. The first blast was followed within minutes by the second blast after witnesses to the first bomb rushed in to help survivors.

The anti-coalition insurgencies Sunday inflicted its heaviest toll since the national elections held January 30.

The violence, aimed mostly at Iraqi security forces and Shiite strongholds, is partly blamed on the struggling National Assembly’s efforts to gain a consensus in forming a new government. The lack of leadership has led to appointments of police and security officials with no consent from the Interior Ministry, and is against the requirement of the law. The lack of authority diminishes Iraqi efforts to put down and pursue rebel forces.

Ahmed Chalabi, now-exiled, but a one time a seeker the Iraqi Prime Minister position himself and also a provider of US intelligence on weapons programs, said “We need a government immediately. The delay in forming a government has encouraged the terrorists.”

By late Sunday, reports indicate Iraqi Prime Minister-designate Ibrahim al-Jaafari was ready to name a cabinet as early as today or Tuesday, but such hopes have gone unfulfilled in the past. Efforts to include candidates in contentious top cabinet posts with Sunni parliamentarians led by the former PM Iyad Allawi may be abandoned to speed filling the positions.

The dominant Shiite United Iraqi Alliance took 146 of the 275 seats in parliament, while the main Kurdish bloc took 77. To many, exclusion of the Sunni representatives in posts such as defense or interior minister, or either oil and finance minister, is untenable when they control 40 parliamentary seats.

Other reports Sunday include:

 • 30 wounded in car-rigged blast at police station in western Baghdad
 • 6 more arrests in last Tuesday’s downing of a Mi-8 helicopter
 • 3 insurgents killed when their bomb accidentally exploded south of Baghdad in Mahawil
 • 1 US soldier killed, 2 US soldiers and 2 civilians wounded in convoy attack in east Baghdad, several other US convoys were attacked Sunday
 • No one hurt in explosion near a US patrol in western Baghdad
 • Mishan al-Juburi, leader of the reconciliation and liberation bloc, survived a booby-trapped car bomb
 • 1 US sailor killed Saturday and announced today, when the Marine convoy he traveled with was attacked by a roadside bomb near Fallujah

London, England — Yesterday at London’s Basketball Arena, the Canada women’s national wheelchair basketball team earned their first victory of the London Paralympics when they defeated the Australia women’s national wheelchair basketball team 57–50.

Canada took a one point lead into the second half, when the scores were 33–32 because of a last minute foul that sent Canada to the free throw line where they capitalized by making one of their shots. 4.5 point player Janet McLachlan and 2 point player Katie Harnock dominated in minutes played for Canada during the first half, playing all 20 minutes and leading their team in scoring with 11 first half points for McLachlan and 12 for Harnock. The Canadian team was loudly supported by spectators, earning more cheering from the largely Great Britain supporting fans than the Australians.

The second half saw Canada slowly increase their lead, keeping tied with Australia 4–4 in the first half of third, 6–4 in the last half of the third, 6–4 in the first half of the fourth, and 8–6 in the last half of the fourth. McLachlan finished the game as Canada’s leading scorer with 28 total, 17 in the second half. Harnock had a quieter second half only scoring 2 points to finish with 14. Cindy Ouellett was the team’s third leading scorer, finishing the game with ten.

The Canadian team supported their team from the bench, chanting “Get it out! Get it out!” when on defense and “Let’s go Canada” when on the offense. Other times, one player led the team in chanting support for their players on the court. The team was consistently louder than the Australian bench.

Throughout the game, the Canadians tipped themselves over more in their chairs than the Australians. Ouellett tipped once, and bounced in her chair, with a wheel leaving the ground as she attempted to block shots and steal the ball. Ouellett and Australian Cobi Crispin locked wheels, and required a break in the game where Australia’s coach came on to the court and removed Ouellett’s wheel to detach the pair before putting it back on again.

Following the game, Australia’s Amber Merritt said of playing Canada, “I have the utmost respect for Canada. They’re a great team, but we’ll refocus on the game tomorrow [against the Netherlands] and go out and play like we know we can, the Australian way.”

Prior to the start of the game, McLachlan was the team’s dominating player in the competition. She was ranked eighth in the competition in field goal percentage, and was Canada’a highest ranked player in this category. She ranked second in the tournament in total field goals made per game, with 12. Teammate Katie Harnock ranked eighth. Tara Feser ranked fourth in the tournament for 2 point field goal percentage at 57.1%, while McLachlan ranked ninth with 50.0%. McLachlan was second in 2 point field goals made per game, at 12. Harnock was tied for first with Mexico’s Floralia Estrada Bernal in the competition for 3 point field goal percentage at 20%, and was ranked second in the tournament for most 3 point field goals made with one.

As a team coming into the game, Canada was ranked sixth in total field goal percentage, eighth in free throw percentage, sixth in average rebounds per game, second in fouls, and last in turnovers.

Coming into this game, Canada had lost their first game 70–59 to the Netherlands. They are scheduled to play Brazil today.

How Should Elevator Testing Be Done?}

How Should Elevator Testing be done?

by

New England Elevator Corporation

Once an elevator is installed it has to be checked to know that it is properly installed and has no problems. The company can send their trained professionals and have it tested. Very often it depends on where the elevator is fitted to make the different checks. If it is installed in a Mall it will have to be tested for stress and load and the weight it can carry.

If the elevator is installed in the hospital then you have to be sure that it has backup electricity in case it is stuck in the middle with an emergency case. The backup electricity must come on and get the elevator to the desired floor.

Five Year Elevator Testing

When elevators were installed there were safety checks for five years on traction elevators as per safety code B-44 to know they were functioning properly. This was mostly done to check on the governors and buffers and know they were functioning at their best. The charges for this were included in the maintenance contracts and home owners or managers did not have to pay extra bills.

Of late the owners and managers are suddenly receiving bills for 5 year testing of the Elevator Testing which are quite substantial. Of late it has been found that the elevator safety code has other clauses and as per those clauses the contractor has to do five years testing for certain elevators as per the maintenance and adoption section. This requires the elevator to be tested for full load at full-speed as well as full load brake test.

Advantages of Elevator Modernisation

The life time of an elevator is 20 years and as years passtheir performance starts declining and you might have to go for Elevator Modernization. If the elevator gives many problems then the manager might decide to go for modernisation to make them reliable and efficient.

Modernization cannot increase the speed of the elevators but can only make them more efficient. They can have destination despatch where they can group passengers as per their destinationand save on trips and time. Microprocessors in buildings help to learn the patterns of traffic and accordingly adjust.

Modern elevators come with increased acceleration where doors open and close faster. Modernization helps to make elevators energy efficient and bring down the energy costs. As the elevators descend they can supply energy back into the building.

How Elevator Access Control system can help?

The system for elevator access control can help certain people staying in the building to go to certain floors at predetermined times. Depending on the control panel that is chosen the system can control a number of elevators. This can bring down the cost and improve business security.

Identification can be provided to the people that work in the building to provide them access to certain floors in the building. CCTV cameras can be used to integrate elevator access so that people going to different floors can be known.

Access to the elevator can be granted or denied based on the classification of the user.Elevator access can be made secure and flexible with the control system. Have regular maintenance and testing of the elevator to get maximum service.

New England Elevator is an independent elevator service, Best Elevator Maintenance, Repair and Elevator Testing company serving all of Connecticut, Hartford, Glastonbury.

Study says dogs can smell lung and breast cancer

Monday, August 7, 2006

Dogs can be trained to detect early and late stages of lung and breast cancer accurately according to a study published by California scientists in the little-known scientific journal Integrative Cancer Therapies.

The study took place over the last five years at the Pine Street Foundation, a non-profit organization which conducts evidence-based research on integrative medicine (combining complementary and alternative medicine and mainstream medicine). Michael McCulloch and colleagues used three Labrador Retrievers and two Portuguese Water Dogs, both common pets, that received basic behavioral dog training. The researchers trained the dogs to lie down next to a sample from a cancer patient and to ignore other samples.

The samples used were breath samples from 55 patients with lung cancer and 31 with breast cancer — the two types of cancer with the highest mortality rates in the United States.

After the training phase, the dogs’ accuracy diagnosis was tested in a double-blind experiment. Among lung cancer patients, the sensitivity and specificity were 99% accurate and for breast cancer sensitivity was 88% and specificity 98%. Because these figures seem almost too good to be true, cancer experts are the same time baffled and skeptical. The authors of the study themselves also say replication of the study is needed.

Importantly, this was independent of the cancer stage, meaning the dogs were able to pick up the scent of cancer in its early stages. This is important because in many cases, the success of any treatment depends on early diagnosis. However, the researchers don’t believe this will lead to the use of dogs in the clinic soon, rather they want to find out which chemicals are actually sensed by the canines, because they could be used in laboratory assays. “It’s not like someone would start chemotherapy based on a dog test,” Dr. Gansler of the American Cancer Society said, “They’d still get a biopsy.”.

The researchers were inspired by anecdotal reports about dogs detecting cancer. In 1989, a British women consulted with her family physician because her Dalmatian kept licking a mole on her leg. At biopsy it showed to be malignant melanoma. When diagnosed too late this form of cancer has a poor survival rate, but in this case early surgery was made possible, and the women survived. Prior studies showed that breath samples from patients with lung cancer or breast cancer contain distinct biochemical markers. This provides a basis for the hypothesis that some cancer types produce volatile chemicals that dogs could smell. A study published in the British Medical Journal already proved that dogs could use their exquisite sense of smell to detect bladder cancer in urine samples, but they were only correct in 41% of cases, and another study provided preliminary evidence that dogs could detect melanomas.

This doesn’t mean you can show your breasts to your dog and it will tell you if you have cancer, other physicians caution, and scientists do not advise people to train their dogs to sniff for cancer. Unresolved issues from the study include the fact that subjects were required to breathe deeper than normal, so it’s not sure whether dogs can smell cancer in normal breath. Also, whether this is a permanent skill that would be retained by dogs was not tested.

Finally, there are concerns that could arise over liability issues: who would be responsible when the dog makes a mistake?

Current detection methods for both lung and breast cancer are not flawless. For lung cancer, chest X-ray and sputum cytology (detecting cancer cells in coughed up fluid) fail to detect many early cases, and CT scan produces many false-positive results unless combined with expensive PET scans. Although it might be comparing apples and oranges, a $2.5 million CT scanner has an accuracy of 85 to 90%. Mammography also produces false-positive results, and it may be difficult in women with dense breast tissue. As such, another type of “pet”-scan, using dogs as a biological assay, might prove feasible for screening if supported by further research. Current tests are also expensive so the use of dogs for preliminary cancer testing could prove to be an affordable alternative for countries in the developing world.

Atlas V successfully launches spy satellite

Thursday, March 13, 2008

An Atlas V rocket has successfully launched a classified spy satellite for the United States National Reconnaissance Office (NRO). The satellite, currently known to the public as NRO L-28, or Launch 28, is believed by amateur enthusiasts to be a signals intelligence (SIGINT) spacecraft, known by the codename Trumpet. The Atlas V carrier rocket flew in the 411 configutation, with a 4 metre diameter fairing, one solid rocket motor, and a single-engine Centaur upper stage.

The rocket lifted off from Vandenberg Air Force Base, Space Launch Complex 3 East (SLC-3E), at 10:02 GMT (03:02 local time) this morning. Today’s flight marks the thirteenth launch of the Atlas V, and the first Atlas V launch from Vandenberg. It is also the tenth orbital launch of 2008. The satellite entered a Molniya orbit, usually used by the NRO for SIGINT and communications satellites.

The launch was conducted by United Launch Alliance, a joint venture between Lockheed Martin, who designed and built the Atlas V, and Boeing, to provide EELV launches for the US Government. ULA president Michael Gass described the launch as “a proud moment in our company’s history”. The launch had been delayed by two years, from early 2006, due to a number of factors.

In addition to its reconnaissance payload, the satellite is carrying two small experiments. SBIRS-HEO 2 and TWINS-B. SBIRS is a test article for a missile detection system, slated to launch late this year or early next, and TWINS is a NASA infrared astronomy experiment. They will remain attached to the satellite for the duration of its mission.

Following the separation of the payload fairing, around five minutes after launch, all information on the launch was withheld, however about an hour into the flight, the launch was confirmed to have been successful. ULA will conduct its next launch on Saturday, when a Delta II will orbit a GPS satellite. The next Atlas launch is scheduled for mid-April, with the ICO G1 communication satellite.

Will Botox Injections Take Care Of Facial Lines?

Will Botox Injections Take Care Of Facial Lines?

by

Ted Wood

Botox, anti-wrinkle hypodermic injection is an advance aesthetic therapy that is said to be a cure for facial lines. But does it really work? Will it completely remove your face lines?

As you age, epidermis cell production decelerates and your skins capability to hold in moisture decreases. Your epidermis becomes dry and boring and face motions especially during extreme feelings like rage could cause wrinkles and furrows which will leave marks like facial lines. You can\’t prevent those collections to type because your epidermis had already lost its flexibility or its capability to return to its original type.

Botulinum toxins is a substance used for healthcare requirements for over 50 years. It is produced by a bacteria called Clostridium Bolutinum. Though it is a toxic substance, it can be safely used for numerous healthcare and aesthetic requirements when used in small, highly managed doses. Its use in the healthcare industry includes therapy of squinting eye, wry throat, inability to close the eyes, and severe fits. But what made botox therapy so popular is its use in the makeup industry as a strategy to collections. Crow\’s feet, grimace collections and throat bands are the most common conditions treated with botox therapy.

A typical botox therapy treatments usually cost around $16 – $20 per unit. This is a non-invasive aesthetic process that does not need complicated surgical techniques. Carefully calculated amounts of botox therapy are treated to the desired area of therapy after the application of an pain-killer agent. Accurate position of botox therapy to the hypodermic injection website should be observed.A minimal painful feeling is expected on the hypodermic injection website upon delivery of botox therapy to the muscular tissue and it may also cause some inflammation and minimal inflammation.

This reaction should not worry you because it is not caused by the substance itself but by the manner used to deliver the drug. It usually takes ten to 15 minutes to complete the process and 3 days to per 7 days for the outcomes to be valued after the minimal inflammation and inflammation has gone away. For patients who will go through botox strategy to the first time, the outcomes will last for three to four several weeks therefore a do it again botox therapy treatments is required. Regular treatments of botox therapy however, will eventually need lesser do it again injections as it will provide longer outcomes for up to six to 12 several weeks.

With regards to its secure use, botulinum toxins is accepted by the FDA and is considered to be secure as long as accepted doses are totally followed. Wellness hazards and adverse reactions after botox therapy treatments are frustration, feeling sick, pain and discoloration at the hypodermic injection website. These are all short-term and will disappear in less than per 7 days.

As to its efficiency, botox therapy is very efficient in solving existing collections as well as in avoiding development of new ones. U.S. judge orders release of President Trump’s tax records, appeals court issues delay

Thursday, October 10, 2019

On Monday, United States District Court Judge Victor Marrero issued a ruling against President Donald Trump finding that New York City prosecutors could view his tax records after a subpoena issued by a grand jury. The Manhattan district attorney’s office is investigating Trump over alleged hush money paid to two women with whom he has been alleged to have had affairs. Such payments could be considered bribery. President Trump sued Manhattan District Attorney Cyrus R. Vance, Jr. and his own tax preparer Mazars USA to block the release of eight years of tax returns to the grand jury, but Judge Marrero dismissed the president’s lawsuit. The president’s legal team appealed the decision to the Second Circuit Court of Appeals, which issued an administrative stay to Marrero’s order about an hour and a half after the district court ruling.

The appeals court ruling placed a stay on the district court’s ruling until it hears arguments from the president’s lawyers and District Attorney Vance’s office. According to a court clerk, arguments in the case would be scheduled as soon as the week of October 21, with briefs from both parties due in the intervening time until then.

Trump had asked the United States District Court for the Southern District of New York intervene in a New York City criminal proceeding, in which a subpoena had been issued to Trump’s tax preparer. He sought such intervention to prevent Mazars from releasing his tax returns, arguing that, as president, he should be immune from prosecution, and that, by extension, his tax preparer, Mazars USA, could likewise be exempt from investigation. Marrero rejected this argument:

The notion of federal supremacy and presidential immunity from judicial process that the President here invokes, unqualified and boundless in its reach as described above, cuts across the grain of […] constitutional precedents. It also ignores the analytic framework that the Supreme Court has counseled should guide review of presidential claims of immunity from judicial process. Of equal fundamental concern, the President’s claim would tread upon principles of federalism and comity that form essential components of our constitutional structure and the federal/state balance of government powers and functions. Bared to its core, the proposition the President advances reduces to the very notion that the Founders rejected at the inception of the Republic, and that the Supreme Court has since unequivocally repudiated: that a constitutional domain exists in this country in which not only the President, but, derivatively, relatives and persons and business entities associated with him in potentially unlawful private activities, are in fact above the law.

Because this Court finds aspects of such a doctrine repugnant to the nation’s governmental structure and constitutional values, and for reasons further stated below, it ABSTAINS from adjudicating this dispute and DISMISSES the President’s suit.

Following Marrero’s order, the appeals court issued a stay, delaying Mazars’ compliance with the subpoena until it could review the case.

Trump responded to the ruling via Twitter, attacking the subpoena as a political strategy: “The Radical Left Democrats have failed on all fronts, so now they are pushing local New York City and State Democrat prosecutors to go get President Trump.”

The Manhattan district attorney’s office began its probe into Trump’s financial affairs after his former lawyer Michael Cohen was convicted of federal campaign finance law violations connected to payments made to porn actress Stormy Daniels and former Playboy model Karen McDougal to remain silent about alleged affairs with Trump. Cohen is serving a three-year-long prison sentence.

Trump has admitted to ordering the payments, according to prosecutors, but the U.S. Justice Department maintains a policy of not charging the sitting president with crimes.

In recent United States history, it has been customary, but voluntary, for presidential candidates to release their tax returns when running for office. Trump was the first president to refuse to do so since 1976. Trump has cited an Internal Revenue Service audit as prohibiting him from releasing them. The president has a lawsuit to prevent a New York State law from allowing the House of Representatives’ Committee on Ways and Means from gaining access to his records.
